you will still need to pay closing costs if you dont have the seller pay them so yes you will need some cash in the bank it also shows the bank you have caash reserves!

you are talking about 100% financing that doesnt mean no costs to you! look over the few articles this should help you!

Mortgage refinance??

In addition to taxes and interest you paid, you can deduct points that you paid on the refinance. However, the points must be amortized over the new life of the mortgage.

Example if you paid points of $2000 on a 15 year mortgage you can deduct $133 each year for 15 years. But if you later refinance again yu can deduct all of the $2000 that is left. Assume that you have taken the $133 for three years ($399) and you refinance again. Than you can deduct the balance of the points ($2000-$399=$1601.)

This is call "marketing". In fact, they have various packages, such as: Study loan - they lend you an amount said S$8000, for your so call "study loan". After you got your cert, you will have to pay them back the school fee, plus the loan. Loan with CPF - This is actually using your CPF to buy a HDB flat. Instalement loan - You buy a good (usually appliciant like laptop) from a department store by instalment, they will buy from you the good as a lower price, and you just conutinue paying the instalement. Of course, there are still many other packages.

But, in general, you will ended pay more than 100% of the loan that you taken up. Get a loan from a Banks or legal finance institute if you need to. This so called "legal loan without requirement" really not worth taking.

What are good indicators for future mortgage loan interest rates?

I worked in the mortgage industry for many years. Rates this week are great. The 10 year T-Bill, which the 30 year mortgage rate is at historic lows. 30 Year mortgages are not going to get much better.

Since you are quoting a 5% rate, I would think you are looking at a 1 year ARM and not a long term fix loan. The long terms loans will probably drop a bit more since they are tied to the federal funds rates (ie short term rates). The fed seems prepared to lower the rates.

With that said, you have a really rate and Im not sure it is worth the gamble for it to drop much more.
