Earlier this June, my wife and I started looking at modifying our adjustable mortgage with Bank of America. Several calls lead to B of A eventually saying they would "remedy our situation". The ending result was terrible. I was asked to fax in documents at their request, to which they would later claim that "nothing ever came in”. The customer service representatives were also very rude, as they tend to hang up whenever talks went south. So, then I came across Modify It 4 Less, which provided me with software and services that allowed me to have full control of the entire loan modifying process. The fee to use the software was reasonable and involve no attorney intervention whatsoever. Their customer service was respectable and top-notched, and three weeks later I got a modification! They literally saved my home! Check them out, maybe they can help you with your needs.

A debt management plan is one option for breaking free of unsecured debts. You would work with a third party who would get in touch with your creditors and work out a plan for you to pay back the money you owed over a period of time, usually with reduced payments. Once you have gone into the deal creditors will not be on your back for payments and if you stick with the plan you will have become debt free once the term of the plan has been reached.

A Loan Modification is definitely your best option since you'll save money, but oddly the Lender wouldn't work with me on my Loan Mod until I was behind.

Along with many recent news articles, reports, and people on the forums, I believe that in order to avoid being misled or ripped off, you should modify your loan with your Lender yourself. But, just because you are doing it your self does not mean you need to do it alone. The Lenders run a business and if you go it all alone, you can just as easily be taken advantage of by the Lender as you would a Loan Mod Company, since in the end it is all about their bottom line.

There are Loan Modification Guides that provide very useful tools and information, explain terminology the Lenders use, have the forms needed, and explain the whole process so you can get the best deal with your Lender.

An excellent Loan Modification guide I found was at www.loanmodresource.info It was helpful because I was much more prepared then I would have been otherwise, and in the end I got what I think was a really good deal. There was a lot of free support offered with the guide which wa helpful when I hit a wall.

Rest assured there are tons in a similar situation as yours, so don't feel alone.

Best of Luck!

We currently have a Mortgage ARM with an adjustable interest rate. My husbands income has been drastically reduced. We live in Michigan. I have a medical disability. We have good credit so far and can pay our mortgage at the present time, however if our payment is adjusted as interest rates go up we will not be able to afford it. Homes in our Detroit supburb have drastically declined due to the failure of the auto companies and associated suppliers. It has adversely affected all of us in Michigan.
My question is can we get help with locking in our interest rate without going through a whole modification process or would you advise doing so. If so, could you kindly direct me as to the process and which papers need to be filled out and what documents we will need. You time and help are greatly appreciated.
