If you seek out a loan mod company you will get scammed 99% of the time. The money you could be using to pay your mortgage will be lining their pockets, and they will either do nothing to modify your loan and leave you hanging or, will not get you the wonderful deal you were promised. They will still get their fee though, which, in some cases, runs in the 1000′s of dollars. If you are intent on using a loan modification company, only use one that does NOT require payment up front.

Some people wait 6 months but still never get the loan mod. You have to make the "correct" amount of money. if you make too much, you don’t get the mod. If you make too little, you don’t get the mod.

If they have informed you that you do fall into the acceptable income range, your loan should be ready in 30 days.

No, this is a scam.

There are no 1% interest rates, they are just trying to sucker you in.

I have not checked with HUD in about a month, but at that time not a single reputable modification company had been found by them.

If you do decide to pay first check the company out with HUD and the BBB as well as your states real estate board. The odds are the state board will tell you they don’t even have a license.

After reading nothing but negative things about them I would stay away if you haven’t gotten hooked already. I don’t understand why people pay thousands of dollars for a company to call their lender and do something that they could do themselves for FREE. I negotiated my own loan mod, YES IT TOOK 5 months but I did it for FREE. Search the internet and find the information you need to do it yourself.

Federal Loan Modification Company?

Actually my brother just used them and I think they’re in L.A. if its the same company. From what I understand, there is no credit check because you’re not refinancing or applying for a loan. The company just modifies the terms of your current loan so personal credit isn’t a factor. He had over 3 percentage points knocked off his rate. He was really happy. His credit stunk and they still completed everything. I think it took about 2 months…
