Yes. They are forgiving 4 months of payments. They are extending the loan 10 years. They are lowering the interest rate to 4.5% fixed. It is not finalized yet but that is what the papers say. Current loan is 7.2%..

GMAC mortgage wont modify my home loan!?

From GMAC’s point of view your mortgage is fine. You aren’t behind and they don’t stand to lose a dime.

When you are late and they are heading for a large loss is when they are willing to talk to people about taking a smaller loss.

Look at it this way - you lend $50 to a friend. They seems like life is OK and aren’t borrowing more money. They offer to pay you $30 to settle their debt. That doesn’t look too good. This same friend lost their job and is moving out of their apartment. He offers to pay you $25 to settle your debt. You accept because it’s better than the $0 you’ll get when he moves away.

When you signed on the negative amortization loan your credit became a ticking time bomb. Just because it hasn’t exploded yet, doesn’t mean the potential wasn’t there all along. You ruined your credit when you signed that loan - it just took years for everyone to realize it. This is going to be one expensive mistake.

When you are getting a home loan modification is it normal for an outside company to take pictures?

The Lender needs to order an appraisal to determine the value of the property to determine if it is in their best interest to enter into a loan mod. Typically these appraisals are done through independent contractors and not necessarily someone who works for the bank.
